About you…

The successful candidate will have responsibility for the onsite monitoring and management of both build quality and compliance with statutory regulations. Managing onsite compliance with the scheme specification, whilst assisting to ensuring that the projects stay on programme and within budget.

The post holder will be a vital member of the team, and in addition to assisting in the management of schemes, will be required to support the Development Team in the day to day running of schemes, taking them through from feasibility to handover. This role will focus on day-to-day management of smaller sites and will report to the Construction Manager who will oversee quality and provide a second line of assurance through a programme of site visits and inspections.

What you will do…

As a member of the Development Team, you will project manage schemes in line with Welsh Government or other funding requirements, from site identification stage through to end of defects period and remain informed as to how the scheme is progressing in terms of time, quality, and budget.

Manage the handover process from development to other departments when new developments are nearing completion, working closely with both Development Manager and Constructions Manager.

Participate as a pro-active member of the team to deliver the objectives of the approved Development Strategy.

What you will be responsible for...

  • To manage the quality of build on development projects, from feasibility to practical completion and handover, in partnership with relevant stakeholders and members of the Development Team.
  • To provide technical advice on building projects, which will include the monitoring of Principle Contractors, Sub Contractors, Statutory Bodies and Consultants. In addition to the inspection and monitoring of works on site from contract award to the end of defects liability period.
  • To analyse and verify construction works against spend and contribute to the effective administration of the development function to include the scrutiny of payments and monthly valuations.
  • To contribute and review in conjunction with the Construction Manager in the tendering of works, advising on technical matters affecting design and specification.
  • Responsibility to undertake site and property inspections, pre and post contract as required.
  • To assist in the undertaking of technical appraisals of new schemes.
  • To maintain regular and effective communication with Consultants, Development Partners and Contractors. To assist in the on-going management and performance of Consultants, working together to ensure that schemes are delivered against financial and delivery targets.
  • To ensure that all new homes meet the Organisations standards prior to handover and defects are remedied in line with contractual obligations.
